De statige Toscaanse villa San Cornelio is uitstekend geschikt voor diverse doeleinden en de vraagprijs is 1,6 miljoen. Het heeft reeds eerder als restaurant gefunctioneerd, maar daarnaast zou men kunnen denken aan een aantal luxe gastenkamers in een Country Inn setting. Vanwege de aanwezigheid van een kapel kan de villa ook dienst doen voor bruiloften (de kerk is niet meer geconsecreerd).
Wil men de villa echter voor privé gebruik of als internationaal corporate guest house dan is de locatie eveneens zeer goed aan te passen.

Er is wat noodzakelijk onderhoud nodig aan het gebouw zelf, maar dat valt te overzien. Investeringen zullen vooral cosmetisch zijn zoals herinrichting, modernisering van de faciliteiten, de aanleg van een zwembad en het opknappen van de omliggende tuinen.

De oudste delen van de villa dateren uit de 14de eeuw toen hier een kerkje stond, en hoewel de villa zeker bewoond is geweest sinds 1600 hebben de grootste aanpassingen plaats gevonden in de 18de en de 19de eeuw. Villa San Cornelio is gebouwd in drie lagen.

De benedenverdieping bestaat uit een aantal werkruimten, kelders en bergplaatsen en een grote feestzaal van 70 m2 met aanverwante vertrekken. Deze ruimten werden gebruikt door een loge van de Vrijmetselaars waarvan de kenmerken in de vloer en in de muren te zien is. Verder is hier een grote professionele keuken ten behoeve van het aangrenzende tuinrestaurant en terras.

Op de eerste verdieping bevinden zich de woonverblijven, twee salons, een eetkamer, slaapkamers en badkamers.
Op de tweede en hoogste woonlaag zijn nog een aantal slaapkamers, badkamers, salon, kantoorruimten en een kitchenette te vinden.
Een trap leidt naar het panoramisch terras van ruim 80 m2 wat uitzicht geeft over Arezzo en de heuvels rondom. Men zegt dat het uitzicht werd geschilderd als achtergrond van de Mona Lisa.
In totaal heeft de villa 28 kamers en ruimtes.

Aan de ene kant van de villa ligt een kapel die oorspronkelijk uit 1856 stamt. Deze wordt momenteel gebruikt als opslagruimte. Verder is er een gebouw van rond 50 m2 dat dienst gedaan heeft als annex van het restaurant en het grote overdekte terras van het restaurant. In totaal is het grondoppervlak ongeveer 1000 m2. De villa wordt een deel van het jaar nog bewoond door de huidige eigenaar.

Aan de andere kant staat een tweede gebouw, dat na renovatie geschikt kan worden gemaakt als separate woning voor een concierge of gebruikt kan worden als cantina voor wijnproeverijen, wijnopslag en verkoop.

Het landgoed is cira 12.000 m2 groot en is beplant met pijnbomen, cipressen, oleanders, fruitbomen en 125 olijfbomen. Drinkwater komt uit een eigen bron en een put van 47 meter diep. Deze waterbron voorziet het landgoed van al het benodigde water en kan eventueel gebruikt worden voor (nog aan te leggen) zwembad. De villa is aangesloten op het elektriciteits- en telefoonnet.

The stately Tuscan villa San Cornelio is an excellent estate suitable for various purposes. The asking price is 1.6 million. It has already been used as a restaurant, but with the additional guest rooms in the main house this could be turned into a very comfortable and luxurious Country Inn. Due to the presence of a chapel the villa can also be used for weddings (although the chapel is not consecrated at this time). In any case, if the villa is destined for private use, commercial use as a small hotel or as an international corporate guest house Villa San Cornelio will be an excellent choice.

There will always be some necessary maintenance to the building itself to be seen too, understandably with a building of this age. However investments will be spent mainly cosmetic instances, such as refurbishment, modernisation of the facilities, construction of a swimming pool and the refurbishing of the surrounding gardens.

The oldest part of the villa dates back to the 14th century, when a small church was erected on the site, and although there is proof that the villa was at least inhabited since the early 17th century, the important additions to the building occurred in the 18th and 19th century.

Villa San Cornelio was built in three layers. The ground floor, opening from what used to be the front gable of the building, consists of large banquet facilities of 70 m2 with adjoining rooms that were used as meeting and storage rooms. These areas were once as the lodge of the local Freemasons whose symbols are still engraved in the floor and in the walls. Next to these room but with a separate entrance are a number of workspaces, wine cellars and sculleries. On the other side also with separate entrances from outside is a large professional kitchen servicing also the adjacent garden restaurant and terrace.

Entering the villa from what is presently the main entrance is the first floor with a living area consisting of a hall, two lounges, a dining room and bedrooms and bathrooms. All rooms are terra cotta tiled and have oak and chestnut beams and tiled ceilings in original Tuscan style.

On the second floor there are a number of bedrooms, bathrooms, a lounge, office space and a kitchenette all terra cotta tiled and with original beams.

A staircase leads up to a large panoramic terrace of over 80 m2 with a view over Arezzo and the surrounding hills. It is said that the view was used as the background of the Mona Lisa painting.

In total, the villa has 28 rooms and work spaces. Windows and door are made of beautifull hard wood and have the original period hardware. Marble bathrooms were installed approx. 20 years ago.

On one side of the villa is a chapel that was built around 1856. This is currently used as a storage room. Furthermore, there is a building of around 50 m2 that services as annex of the restaurant and the large covered terrace of the restaurant. In total, the ground surface of the villa and outbuildings cover approximately 1000 m2. The villa is still occupied part of the year by the current owner.

On the other side is a second building, which after renovation could serve as a separate house for a concierge or alternatively could be used as a cantina for wine tasting, and the sale of wine and oil.

The estate is approx. 12,000 m2 and is planted with pine trees, cypress trees, oleanders, fruit trees and 125 olive trees. Drinking water comes from a private source and the well is 47 meters deep. This water source provides enough for the entire estate and could also be used to supply water for a swimming pool. The villa is connected to the main electricity and telephone networks.
